(January 28, 2019, 12:14 am)I've been living here for almost a year so I figured I'd share my thoughts on the place.
Positives -
The location is great. 10 minute walk from Richmond. Close to Harris Park trails.
The building has additional features not found in a lot of student buildings - fitness center, theater room, lounge room, study room.The building also has 'social events' so if this is your thing, you'll like it here.
There is a resident shuttle and although it would need to make more trips to actually be considered reliable transportation, that morning trip is really helpful.
Staff and management are alright. They have been nice and helpful to me throughout my tenancy.
The building is kept reasonably clean. There is a cleaner who works throughout the week and does a great job but not on the weekends so expect to see garbage overflowing and dirty elevators on the weekend.
The rent is quite high when compared to other options out there but I'd consider this a higher end student rental so the value for money is decent.
There is A/C in the units which is a nice feature
I have the largest bedroom and it's plenty big enough to fit my queen bed as well as my other furniture.
The maintenance guy is really nice and was prompt to fix issues I had with my shower and the kitchen sink.
There is an onsite security guard which provides ease of mind
Negatives -
Leasing terms are a bit odd. If you plan to terminate your lease after a year, they expect you to give notice 6 months ahead of time. The lease also has a weird clause about 3 years which I never really understood. Needless to say, read the leasing agreement carefully.
Move in day was absolute chaos. I moved in on May 2nd so I avoided the rush but September 1st was absolute anarchy.
My move in experience was a little unpleasant. I asked for an unfurnished room only to arrive on move in day to find my room fully furnished. Had to take apart the bed and haul it all into the apartment storage closet where it sat for over 3 months despite constant maintenance requests to have it removed. My room was also extremely dirty and had not even been vacuumed from the previous tenant.
The apartments aren't cleaned between groups of students moving in. I was the first of my group to move in and the fridge was filthy, stains on the walls, etc.
The living room furniture could be replaced with boulders and it would provide the same level of comfort.
Building staff enter your unit A LOT to do "furniture inspections" and other random stuff. I've noticed that they'll knock as they're opening my bedroom door which is a bit sketchy....
The elevators are REALLY loud. I have grown used to the sound after awhile but it sounds like a plane taking off and I can hear this from my bedroom with the television on.
The building can be loud at times which is to be expected in a student building but keep that in mind.
The laundry room is nasty. Reeks of mold and can't count on one hand how many times I've paid for a load and then the washing machine decides it's not going to work.
The vending machines in the lounge are also a joke. Don't even try to get anything out of there. Your item will get stuck. -
